Signs Your Water Heater Needs Service
- No hot water, or hot water that turns lukewarm within minutes
- Rumbling or popping noise from the tank
- Rust-colored or cloudy hot water
- Water around the base of the unit
- Pilot light that will not stay lit (gas units)
- A unit older than 10 years with rising energy bills
Water Heater Repair: When to Fix It and When to Replace It
Not every water heater problem requires a new unit. We diagnose the issue first and give you an honest assessment of repair versus replacement. Your service call fee of $107 is waived when you approve the repair.
| Problem | Usual fix | Repair or replace |
|---|---|---|
| No hot water, unit under 8 years | Heating element, thermostat, or thermocouple | Repair |
| Dripping T&P valve | Valve and drain line replacement | Repair |
| Rumbling noise | Tank flush and anode rod | Repair |
| Pilot will not stay lit | Thermocouple or gas control valve | Repair |
| Water leaking from the tank body | None | Replace |
| Unit over 10 years with a major failure | None | Replace |
A water heater over 10 years old with a major failure costs more to repair than the repair price suggests. The cost of the repair plus the risk of tank failure rarely beats a new unit. We tell you when replacement is the better choice and explain why.

Tank vs Tankless Water Heaters
Tank water heaters cost less up front and fit most Las Vegas homes. A tank unit lasts 8 to 12 years with yearly flushing. Tankless units cost more to install, deliver endless hot water, and last up to 20 years with yearly descaling. Before we recommend tankless, we check your gas line capacity, venting, and electrical service. We install Navien tankless water heaters.
Las Vegas Hard Water and Your Water Heater
Las Vegas water measures roughly 16 to 25 grains per gallon, above 10.5 grains per gallon, the top of the USGS hardness scale. Hard water builds mineral scale on heating elements and at the bottom of the tank. Scale lowers efficiency, causes noise, and shortens the life of the unit.
A yearly flush and descale ($338 for tank units, $498 for tankless) extends tank life by 2 to 5 years. If your unit is under 8 years old and failing early, sediment buildup or a depleted anode rod is the likely cause. We check both on every service call. If you see water where it should not be, read about our water leak detection service.

"Miguel came equipped to replace my water heater as I requested because another plumber told me I needed one. Miguel inspected it and said I only needed the rod inside replaced. He drained the tank, replaced rod and left everything clean. Not many would be so honest. Thank you Miguel."

Frequently Asked Questions
How much does a water heater replacement cost in Las Vegas?
Standard tank replacement runs from $1,491 for a 40-gallon electric unit to $2,069 for a 50-gallon gas unit. Premium and high-recovery models run from $2,146 to $2,603. Tankless installation starts at $4,872. Each price includes removal of the old unit, expansion tank, seismic straps, connections, drain line, and permit.
How much does a water heater repair cost?
Common repairs run from $275 to $498. A thermostat is $275, a thermocouple is $293, a heating element is $315, and a T&P valve is $329. A gas control valve is $830. Your $107 service call fee is waived when you approve the repair.
How long does a water heater replacement take?
A standard tank swap takes about three hours from start to finish, including removal of the old unit and installation of the new one.
How long does a water heater last in Las Vegas?
A tank water heater lasts 8 to 12 years with yearly flushing and fewer years without it. Hard water shortens tank life. Tankless units last up to 20 years with yearly descaling.
My water heater is only 6 years old. Why is it failing already?
Las Vegas hard water depletes anode rods and deposits sediment faster than average. Units without a yearly flush or anode replacement often fail early. We check both during a service call.
Should I repair or replace a 10-year-old water heater?
Replace it when the unit leaks from the tank body or needs a major repair such as a gas control valve. Repair it when the issue is a thermostat, element, thermocouple, or T&P valve. We give you both prices so you choose.
What is the difference between tank and tankless water heaters?
A tank heater stores 40 to 75 gallons of hot water and costs less to install. A tankless heater heats water on demand, costs more to install, and lasts longer. Tankless units need adequate gas line capacity and venting.
Do you install tankless water heaters?
Yes. We assess your gas line capacity and venting before recommending a model, then handle the full installation, including gas line work, venting, condensate line, and permit.
Do you pull permits for water heater replacement?
Yes. The permit is included in every replacement price.
What warranty comes with a new water heater?
Standard 40 and 50-gallon gas units carry a 6-year parts and 2-year labor warranty. High-recovery units carry 9-year parts and 3-year labor. Premium units carry 12-year parts and 5-year labor. Repairs carry a 1-year parts and labor warranty.
Why do I have no hot water?
On a gas unit, the pilot light is out or the thermocouple failed. On an electric unit, the breaker tripped or a heating element or thermostat failed. Check the pilot or breaker first. If hot water does not return, call (702) 480-8070.
Do you haul away the old water heater?
Yes. We remove and properly dispose of the old unit on every replacement job.
Do you offer service in Spanish?
Yes. All services are available in English and Spanish. Se habla español.
